Purchase price: $34,000 Cash invested: $16,000 Procured an investor for this deal and I live in the house while I’m fixing it up.

For a project over $35K, you can look at the FHA 203(k) which does not have a renovation budget limit, but up to 110% of the value,  or the HomeStyle Renovation loan for investors/Primary Residences which is a max budget of 50% of the After Repairs Value. 

I even tried syndications (as a LP,) and learned that I can do better on my own - at least without breaking promises/making myself a victim of fraud, the latter I warned others about on a deal I was being pitched (and time proved me right.)

We had a ton of investors go to Philly because the taxes are low, the prices are good, but you do have to study the blocks and drive them.

And if anyone knows a good investor-friendly realtor, please recommend it.
