Sure, its a simple type site but it helps build your brand.Do the same thing with Bing (yes, people actually still use Bing :) )  You want to build your credibility the best you can because homeowners will want to see who you are and what you really do. 

However, to specify that it needs to be clean, and then later change the policy to "awww, don't worry about that, we're going to charge you either way" definitely feels wonky, but other than the possibility of simple Good Faith refund I wouldn't give it much more effort.
