Or, you could use unsecured lines of credit, home equity lines, credit cards, or get that IRA money moved over to a self-directed IRA and use that (if you can use it for your deal without it being a prohibited transaction).Once you have a proven track record, it will be easier to earn investor's trust and reduce their fear.

I read a lot, and with each book I read I jot down on a 3x5 card a good 'take-away' or 'nugget' of information and put it in a stack on my desk to reference over and over again to read and to share with my wife and kids.

Can't do this if you're new so just send out a mailer and include a business card while explaining what it is you do.Not sure about anyone else but as a rehabber (I wholesale and rehab) I hate being on someone's 'Buyer's list'.

The jury is still out on using POF that you don't have any intention of using and I can't think of a better way for a company to kill thier reputation with listing agents than to pass out POF letters like greeting cards.
