I tell them that we're going to being making these upgrades and will be an attentive landlord. 

@Leon Lee I would determine what it will be worth after x amount of work vs what I paid for it and decide if all of those upgrades are worth it.

If you plan on making upgrades, I would include this as well in the email you send. 

It's well worth the $100 or you can upgrade to a Pro membership and get them included along with a bunch of other features. 

Upgraded the kitchen, bathrooms, flooring, paint, removed a fireplace, took out a half wall in the kitchen, updated with can light and fixtures.What was the outcome?

The big appliances usually upgrade their models by the time they are needed anyway and go on sale at a later date.

I often times offer to make a repair/upgrade to the unit when I am in this situation so you can lead off with adding value.

You can certainly upgrade to tile around the tub and keep the rainshower head  for nicer finishes.

You are allowed to purchase one property with a VA loan per year, so long as it's an upgrade from your current residence and/or in a different location.

From my research I think my options are: 1) Upgrade to Quickbooks Enterprise with hosting ($130 per month), 2) Subscribe to an Intuit approved cloud hosting service to store the working QB file (seems about $65 per user per month), 3) setup a server within the office and connect all computers (not sure of cost but I imagine would require IT professional for setup and purchase of server), 4) continue storing working files in DropBox and risk file corruption.
