I would address all the main issues that need to be done but maybe not do full renovations on the apartments and just do minor updates. 

I ran my speel:"Hi, I'm a colleague of a neighbor of a home in your name here in Phoenix, and he mentioned today at work that your renters moved out and the home needed some updating.  

Preferred returns are being paid as projected +/- and I get qtrly updates on each property via the sponsor(s).

Every time i ask for an update, I'm told were finishing up, will be showing really soon... 

Update - I called the listing agent and they offer clock expired at 3pm today.

I am curious if they still invest only in apartments and if so, how they structure their deals.Please keep us updated!

Seems to me finding a seller that just inherited a property or who has fallen on hard times and can no longer afford a home in vacation land would be the way I would go in your shoes.Keep us updated on your journey.

Whilst my aim with the exam is to enable us to access MLS and gain a good grounding in the industry, I think it would be a good idea to work for this broker for a period of time, to learn the ropes in luxury real estate, whilst continuing my deals on the side.
