Of course the common thought is that there is two closing so it most cost a fortune but the reality is it MUCH cheaper then the 3 month seasoning products and usually cheaper then the 6 month products in terms of upfront costs with usually a better long term rate.

But, if the owners have no reason or desire to sell, then you being the comps are irrelevant.I am curious, since you don't own the whole building, but are doing work to roof and common areas, that all owners benefit from, did the other two owners share in your expenses?

I've looked at a lot of condos and houses in the past few weeks and from being in the field I can tell you that the transaction volume is picking up again - a lot of places are going into contract and prices are holding up well.My two favorite investment opportunities right now are single family homes in the top areas that your budget can afford and condos in buildings that were launched 4-6 years ago, are now in the market and have a lot of selling pressure because people who bought pre-construction want to sell and take profits.

The lease states: Landlord agrees to make all necessary repairs to structural portions of the Premises, including the roof, exterior walls, foundation, and exterior sewer line.When preforming agreed upon repairs all the toilets were flushing and operating, not clogging.The tenant has been occupying the building for two months and emailed me yesterday saying that all the toilets were clogging.
