Hi everyone, As a first time out-of-state investor, I've heard buzz about promising neighborhoods in Columbus, like North Linden, Olde Towne East, and Franklin Park, known for their potential cash flow and appreciation.

I was interested in commercial and investment property, so joined a mid size commercial brokerage as a broker - associate.Most brokers/agents at that time, even more so than today, did not “specialize’, at least with very specific parameters.

If your request was not handle in a timely manner by HOA board and management company, you have a case that due to their neglect you suffered more damage. 

People have all kinds of proposed work arounds, but that's good until it is time to sell or the government decides to crack down and they do now and then. 

As for cash flow, from sales; probably in year two and three which should match the timing for the housing market to reset past bottom of market and on to the stable appreciation side again.

You're asking someone to spend a lot of time and energy to share what they've spent years - maybe decades - learning and developing.

I am a musician by trade and so spend most of my time on the road.

But, if I don’t accept and she doesn’t pay then I’m possibly in the eviction process after she’s left which means I’m still not paid and I’m out time and money for court.  

During the first year, my tenant failed to pay rent on time and sometimes we had to threaten him with eviction letters.
