Look around at other rentals in the area, see what level of finishes would get you the best bang for the buck (such as is there a big difference in rents if you do solid countertops/stainless appliances/tile floors/etc or is there a minimal difference between that and a good looking laminate/white or black appliances/vinyl floors/etc).

(If you like the post make sure to hit the VOTE button so I know I am not just doing this to keep myself busy:) )Anyway, rehab costs of the interior of a unit range between about $3000 for Carpet & paint, cabinet refinishing and new Formica counter tops.You can easily take it to over 10K if you want to put in tile, replace all cabinets, add stainless appliances, square decora switches and plugs, put in granite counter tops and rebuild the kitchen fluorescent tube box into recessed lighting and put in a new bathroom.

(I also know very little about construction in comparison to my guy..its tough to run the job when you have no clue what you are talking about)the thing is, we have a few hourly guys that do the general carpentry/misc odds and ends..trim, doors, windows when necessary, tile..i like having a few guys like that..im sure using subs on everything is quicker and cleaner but these guys work well and are relatively inexpensive for what they can do.
