This provision provides an exemption from appraisal requirements under FIRREA for certain mortgage loans under $400,000 if, after a good faith effort to do so, the originator is unable to find a state certified or licensed appraiser to perform the appraisal.

This doesn't seem to as much of a Problem in the Phoenix Metro Area but  . . .US Housing Market In Freefall As New Buyers Can't Afford A HomeNeedless to say, it is very troubling that Americans are unable to afford home purchases with the 30 year mortgage at just 4.5%, and suggests that even if inflation picks up, the Fed may have no choice but to keep rates flat to avoid a housing market crash.Still, despite the ongoing slowdown, or perhaps adding to it, the median existing-home price rose once again, hitting $247,500, up 2.8% from January 2018 ($240,800).

Response TimeIf you are unable to get a timely response via email or phone from a property management company, this is likely how they'll treat you down the line, and how they treat tenants and prospects as well, keep looking for a company that will be quick to respond!

I think that says a lot.My mom actually has her license and recently when I was unable to sell a property in time (it was clearly priced way too high but I learned a tough lesson because of it) I called a realtor in that area since it's so far from me and she agreed to give my mom a referral fee if she sold it.
