Just over a year ago, as I was rehabbing one unit of the duplex, the landlord of the triplex unit immediately across from our duplex had a tenant skip. 

They think they are big time business owners who can skip hiring general contractors and end up hiring handymen or day laborers from craigslist who call themselves general contractors.They are almost always going to offer a cheaper rate then an actual contracting company with an administrative staff, marketing budget, licensing, fleet of vehicles etc.....Thing is it's not actually a 100% certainty that they will do (or properly do) the job you've hired them to do. 

Even though interest still doesn’t carry over from month to month — and if you skip a payment, you are not charged more interest the next month — the loan no longer behaves like a simple interest loan.Doubling the interest rate more than doubles the total interest over the life of the loan.

So, I am going to skip answering, but I will tell you reason people like Warren Buffet makes millions of dollars in the stock market.

I've been skipping over this trending thread, not knowing it was yours, Jim.Because it's you, you work in your business and know wth you are doing,  I see it for the learning experience it is for others.Obviously I'd get on it myself, or in this case, call one of my tenants much better at drywall and plaster than I.

I just really want to work for myself and skip out on all of the pointless, bureaucratic bs.

I would guess that he is paying the taxes each your now, but there was a skipped year maybe the year he bought it or the year before. 

Now we're skip tracing and cold calling lists for local companies here in Charleston for a flat monthly rate.
