I understand best practice for residential is to plan for 50% operating expenses, but what about commercial operating expenses?

I was a little surprised how much the operating costs really are when I try and project what I'll need in 10 years to not have to pay out of pocket for big expenses plus the basic outflow (lawn, lic fees, termite inspections, insurance, taxes...)Here's my question, the property nets 1500 per month after I pull everything out.

All very simple.

Lessons have been learned, hence this post, so going forward my operation will be run strictly like a business, which should help mitigate some of the issues I've been encountering.

A couple of "simple" ways to help mitigate this problem is to make sure that you 1) find and buy a deal well below actual market value and 2) have ample cash reserves.

Who knows what is really going on until you start collecting the rents and seeing first hand how the building operates.
