Being that we are still new to REI, if anyone has suggestions or knowledge they could share, that would be awesome.

Seems to me, all the siblings will want their share when the home is sold, regardless of a skewed "fairness" factor?

For experienced investors out there, can you share how much of your returns is attributed to cashflow and how much due to appreciation?

I feel like I average one deal every 6,000 mail pieces. 5) I won't share this in a public forum (no so much because I don't think there are enough deals to go around but because I don't want to muddy the waters and have the sources of my lists pull the plug because there are so many people requesting the information).

Anything you can share would be much appreciated.

@Paul Bowers when you create an LLC and sell shares (ownership) of that LLC you have then sold securities and are subject to SEC regulations.
