As a CPA and a broker in AZ & CA and seasoned investor, flipper, etc. for the last 20 years in these states and others my personal opinion is that while the entry price point can seem attractive, I agree with many others on this thread...

Most Meetup are announced and bombed with a lot of keywords to attract as many views as possible.

While it's obviously a cheap house, the immediate neighborhood is quiet and mostly O/O and attracts lower-income but stable folks.My initial guess is that the fixed costs involved in order to achieve compliance (licensed mortgage originator/servicer, etc) would be fairly significant compared to the money in the deal?

If NYC wasn't such a good investment on a long term basis why would it be attracting so much investment from people around the world?

Whats happening to you is you see the potiental and whats growing in you is the emotional attraction. your best bet it to go look at this house stand outside for a few hours have a moment of silence and never look back again.

I may settle for B+ but I would not go any lower.For this type of tenant I need an A-B+ class property but these properties are overpriced and the rents for them are not high enough to produce good cashflow.If I move to B-,C territory, I can buy some cheap properties but they would still be cheap after rehab and attract only low quality tenants.So, my requirements contradict each other.

My experience with really good property managers is that they attract business through word of mouth.  

Makeup is the solution to many problems people face regarding making their appearance attractive.
