I currently own a business as a general contractor and recently was asked by a property owner I have worked with several times the past few years if I would manage his property, my question is this; what are the legal requirements for me to do so in the state of KY and will I need a real estate license?

I know a handful of long distance investors who have purchased a few properties in several markets...I wonder their rationale on this.

Originally I was going to get my medical insurance under my LLC, but had employees, and I found out if I got health insurance for myself, I have to make it available to all my employees.Each entity has fees to pay aside from taxes.

I will be doing an FHA or traditional cash out refi on my primary with them early next year (there is still the up front PMI on fha, but no closing costs) to wrap my first, second, and some divorce legal debt together and then doing a rate and term traditional refi several months later to lock in a lower rate than a cash out would have now.

It looks like you have several recommendations already but I might suggest speaking with each bank to find out their terms. 

Yet that doesn't matter since it was never meant to serve as a baromter for "market health" You'd be better served to pull out the SFRX index and see if it confirms or disproves your empirical data.
