Having said all that I have all my properties in a separate llc because I have a lender who doesn't care.

My other litmus test comes from my prior cable days, which might place it at 9X to 11X cashflow (NOI), which also places value very near $80K.The capital improvement required in the water distribution system seems like a no-brainer, but absent separate metering, I wonder if you could immediately divide the water bill by the current quantity of tenants and have them begin to pay this immediately?

There's some potential to also increase the rents and decrease the expenses.Does anyone know how costly and/or difficult it is to separate utilities?

You could also look into mobile home trailers most of the time they are sold separately from the land but on different occasions theyare sold WITH the land .Best of luck !

It seems like it would be worth the 6-9-month struggle if you set up a series LLC and raise the money into one company that does separate cells for each deal for liability purposes.

If they wanted the option of using his military status to end her lease early even though they lived separately, he should have made sure his name was on the lease from the start.
