I could also roll my 401k over into a self-directed account, but I think I would have to pay taxes on that immediately (I could be wrong) and just purchase and rehab the rental in from within my account?

Obviously the military does not pay you overtime/commission/bonus so this would delay your ability to qualify if you were relying on this income.If you decided to go the self-employed route/start your own business, you would need to show two years of income on your tax returns in order to use any of the income as qualifying income.
