Buying without even going to see the property would only be reasonable to a very experienced buyer who is confident what he is investing in and the purchase is just a small percentage of his wealth.

Not an attorney and not providing “legal advice”: As someone who owns and self-manages multiple rentals in Tacoma and has spoken with a couple professional Property Managers, my interpretation is that you need to provide the notice 60 days in advance (i.e., before you want the tenant to vacate or want to increase rents).

Your IRA must also provide all the funding for the purchase or use non-recourse loans to the IRA, which does have some tax implications.I have done a number of REI with self directed retirement funds, and they have all been passive.
