Also, I would say that determining what you buy should go in this order: 1) Investment Goals & Philosophy, 2) Market Selection, 3) Team of people to work with and Last, 4) the property.

There are so many things wrong with this scenario.Tenant selection process was clearly very poor.Contractor seems to have done sub par work.

In addition, it seems to me that there are SO many charitable organizations, many of them small and struggling, that there must be inefficiencies created because of duplication.So I would choose to select a few organizations that use funds with low administrative costs and that focus on my particular interests.
