nothing on the west coast as title is usually pretty clean in these parts.. but I was trying to quiet title a lot in Charelston that was bought at tax sale and I gave up after 3 years and 5k  LOL.. 

I have worked on tax sale properties in SC that have taken over 5 years to get quiet title accomplished I have one coming out in feb.. 6 years.. 

If the sales price is $100k, a true cash buyer can show a mortgage underwriter 2 months of bank statements demonstrating the $100k has been there the whole time.

@Stanley Bronstein I don't think he wants to wait he's been kicking around the idea of putting up for sale in the general market for a while now.

@Chris FugetPennsylvania has high transfer taxes upon purchase and sale. 

But I'm trying to put it under contact which I also need, will the title company have one of those purchase sale agreement?
