I look for properties that hit those kinds of numbers but I makes sure it meets other criteria as well, such as will I feel safe visiting and managing this property, and will I feel comfortable with the tenant pool that will be renting the property.

I know to stay away from the real rundown areas which should be easy to identify and I will probably be using some kind of consultant to pick an area to live in, nothing fancy or terribly expensive just some place clean and safe enough to live and work from.

It is quite a nice read and I understand the dilema, an agent friend told me stories of law offices snapping up the HOA foreclosures in a luxury high-rise building for 30k and getting 3k a month rent while dealing with the legal fallout and battling the lender only to happily turn it over to the lender after years of litigation and collecting rent.I agree there are probably 1000's of houses that can come on the market at any time, but banks will control them to keep their loan investments safe

None of these transactions should be performed alone as squatters can be exceedingly dangerous.Given this signed document you can feel safe in purchasing the property but be aware that it is likely that the squatters will attempt to return to the property if not secured properly.
