I’m finally to the point where my knowledge, and drive has brought me to become the investor.

I am going to start doing the driving for deals, I never did it so it will be kind of new for me do if some one have some good ideas I am listening.Also I was wandering if it will be a good idea to refinance my property that is almost paid off to have some cash available for investing? 

The reason they drive prices up is because just as you said, they have more money and any return that is over a savings account, will do just fine.

Driving 4 hours round trip to save $180 per month does not seem worth it to me.

If you are in no rush at all, then get a job, build your credit, pay your taxes, get the correct visa and work for about 2 years consistently, 3 years if you want to be safe. 

Its very popular here, and unfortunately whats driving auction prices so high so it becomes harder for others to get a deal.So for example, property has ARV of $650,000. 

Why the need to drive the letter to the tenant?  

I'm asking because I hear all the time that trying to invest in NYC, the game is different and they always speak about investing out of state, a couple of hour drive away.
