You will learn why others are cheaper than the rest, deductibles, coverage, etc... 

Use the rest to buy more properties, but never buy another without holding some money back for vacancy and all the other expenses that can pop up. 

But if so, it is most likely not structural. typically there is brick ledge of some kind or it even rests on the foundation itself. this looks like maybe the brick was not supported correctly.

I had one guy willing to give me 7K down and pay the rest over the course of 2 years.

I can tell you the local government does not like slumlords, which there are plenty of and unfortunately this attracts bad tenants and gives the rest of us a bad name, but actually living in the area for the most part has been great!

You don't need to know everything to get started; you just need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

No more than a week for all inspections, such as Home Inspector, Termite Inspection, Septic Inspection Etc...Same for the rest....as @David Avery if you drag on the process, your seller will take another offer.

Generally, if they don't meet their capital raise requirements, they will fund the rest themselves or bring on some sort of JV partner.
