Challenges - Since this was our first property, we did not have a contractor, plumber, electrician in place and finding these trades was challenging as these trades are extremely busy at this time.

Have a plumber come by and see what spots would be best.I am not sure how you are going to be the renting the space, STR, MTR, LTR, rent by the room, but I would just include all utilities to make it easier.  

It is always important to choose a property in a nice location built by a reputed and trustworthy builder.Higher Resale Value and Easy ExitAs a result of the lower price range, more buyers are opting to buy in the affordable property market, increasing the resale potential.

--and these connections will be very valuable as you grow your portfolio (when you hit the big leagues, you'll need a contact list of armies of contractors, electricians, plumbers, neighbors, city officials, zoning officials, inspectors, landscapers, PM's, agents, mortgage brokers, etc., etc.

The plumber stated that there were roots and about 6ft of "flushable" wipes that were blocking the pipes.

I mean, Bigger Pockets is great but if I need a plumber....it's just better to go local.  

The tenant had placed baby wipes and other things down it causing a massive clog and a plumber had to called, which cost $400 due to the magnitude of the clog.

Cleaning crew, plumbers, maintenance people.

Have a trusted plumber check out the issue as part of your due diligence and figure in the cost to your rehab costs. 

I would think a good plumber could diagnose though.
