I’m buying a truck-plex and the rent for each unit is under market value by $125-$150.  1. 

I had previously contacted the landlord and he said they had no problems with her, and this was the 2nd property of theirs she has rented, but apparently, that was a lie because I found the court documents about the eviction notices. 

If all else fails you can certainly get a DSCR product if your property is rented.  

My tenant has not been paying rent for four months now and refuses to vacate.

Because of this I have rented two of the apartments to people using them as office/meeting space.

Beside the “subject to” that’s recently become the subject of much debate we utilized  ”no interest short term owner financing”, the “2nd mortgage crank”, substitution of collateral, mortgage subordination, wrap loans, real estate “exchange” (not for tax reasons), sale - lease back, guaranteed rent payments, sale - buy back, land offered in lieu of down payment, zero coupon bonds as substitution of collateral, and a few others that escape my memory.  

I am thinking of getting a prefab unit from Alibaba and renting at Airbnb.

I don’t know when you’re planning on retiring but I would venture to say you can work a few more years and save $300k a year and spend that on additional investments and in a few years increase your net worth by at least $1 mil.

QUESTION: Is it worth posting for rent right now?

There's some complicated ways around it and things may have improved, but I can tell you that I was personally threatened with being charged with a felony in 2019 for renting my property even though I had gone through the proper permitting.
