It's not all about the initial financing.As to a HELOC, that is dangerous money, look at the different call features the lender has, change in you financial position, change in your credit, collateral value decreasing, or, just because they want to!

If it's blank then there is no electricity flowing past the meter; those newer meters can sometimes be remotely enabled / disabled by the power company.

I'm certainly not an expert in this area, but I would think wholesaling could be one of the harder things to do remotely, simply because of the work you have to do with the seller.
