Every time I've bought or sold with tenants in the building the security deposit is passed at closing and accounted for by the seller (poc) and the terms of the lease are in effect.

I drew up a seperate contract with her, stating she owes me $114 a month, for the security deposite that she was unable to come up with(which she did) and that is what I meant by 90% section 8 pays..If you do the math, the place has a positive cash flow of $389 month for sure, but $503 if she pays the extra $114 which most do.

I list REO properties myself, but do not have the volume of some of the heavy hitters, but because i do work with the Asset management companies, and the other agents who are heavy hitters on a regular basis, I know a few tricks of the trade.
