Should I look for properties still (I am considering investing in my home town Grand Rapids, MI)?

Housing prices have been continually rising during the past 2-3 years, and rents are only increased in yearly increments...when a lease is up.

I'd check out Quest IRA....they do a ton of education and are growing quite rapidly and their customer service is 2nd to none!

Is it possible to gift all of it (in $10,000-15,000 increments) to 7 of my siblings (I have 9) to avoid capital gains tax? 

But personally I prefer finishes that are aesthetically pleasing and durable enough to survive long term, and carpet for me is just the worst of all options.I Currently live in Cedar Rapids Iowa (which is often colder than Alaska in winter).

The energy sector is beaten down, and for Fort Worth in particular, there are not that many big companies HQ'd there In Austin many of the jobs are computer related - Apple, Google are the biggies increasing jobs here.We are getting a little manufacturing.I don;t think the energy sector had much presence here so we have not felt the affect of the rapid build up or decline.

Plus, unless we are in a time of rapidly rising interest rates and an explosion of wraparound mortgage sales, there is simply no reason for a lender to worry about this issue.

For example in Grand Rapids, MI there are six buyers for every listing currently.
