I think that if that was truly the reason you pulled out, you might as well stop looking at distressed properties now as you will always be able to find something that bothers you about any of the RE in the bottom 25% in terms of the condition of properties (often the best value opportunities).

For many smaller businesses, you should require a personal guarantee from the owners, in which case you could use a residential-style application to get permission to pull credit, background, etc.

So a $3k setup fee and then $780 annually.
