These are great people to involve as financial partners or private lenders.

The home is also very private with 6 wooded acres wrapping around the 4 cleared acre it is located in.

More and more private equity firms are buying thousands of SFHs...American Homes 4 Rent, Blackstone Group, Colony NorthStar, and now Cerberus.

I also have some investments in private syndications which are sort of in-between those 2 ways of investing.I think all three methods are good but each have their pros and cons.

Ned it may not be a law but the title company can have their own rules and simply not insure them.. nothing says they have to.as Wayne says tons of fraud with Notaries and the east coast leads the nation in title loss's.. according to Pat Stone .. at least that's what he told me at lunch.. just like people get private folks to sign quit claims record them .. and now no one will insure the title going forward.. they don't trust docs that were not prepped by a title company or in your area attorney … I have seen that..

The paperwork can be a hassle but having a loan with timely payments helps your credit score and helps you build credibility, not only with bankers but also friends, family, colleagues, etc.Once you have a proven track record of buying and managing rentals, you can explore the private money options (from those same friends, family, and colleagues). 

I am making my way through the baby steps of investing in real estate and was looking for some feedback or ideas where I could find information on private money terms.
