I had one accountant give a quote that was quite high for a small number of properties, and Quickbooks eliminated their desktop platform.  

I don't always find a property I am interested in through Invelo, but it seems if I want to market to a specific owner, I need to first find the property on Invelo. 

I was unable to find insurance that would even bind a policy with these fuses so it was a must fix issue.

It needs new kitchen, flooring, paint, windows, and the 2 bathrooms need work as well along with a drain field on a septic system that seems to have a lot of issues I'm told. 

Curious if anyone here:*Has experience with flipping land lots and has any general or specific advice for me?

If the fence was in good condition the dog would not be causing any issues.

Hi David,(1) I don't have much to invest ($280-$350k) and would want to diversify across different properties anyway (some DSTs are diversified, and I can probably pick up three different DSTs with my proceeds);(2) no direct participation in managing properties (tired of it);(3) illiquidity is not an issue (looking for a 7-10 or longer horizon, will need some cash 8-20 years down the road to fund the kids' college);(4) prefer paper investments in general, would be able to hedge declines in the real estate market with financial instruments (have a Ph.D. in finance and a CFA designation, but a newbie to RE exchanges).

.- Evaluate the best tech platforms to subscribe to. i.e. skiptracing, RE data sites, CRMs, etc.- Create Standard Operating Procedures (w/video) for every repetitive task on the admin, sales, and marketing sides of the business.

Holds up to abuse, isn't particularly taste-specific, and is affordable/readily available.
