Since I have seen a bunch of signs around The area I live in, (Birmingham), to me it just seems to easy to buy one of the very cheap houses I´ve been offered by other wholesalers(obviously in very bad conditions, but cheap) or the cheap ones I´ve seen on the MLS, and then call those phone numbers and offer the house to them a little bit higher, but I do not know if there is a catch or what??

I think this way all the owners maintain that connection with the property and what's going on with it, while not dealing with the day to day phone calls and stress of collecting the rents.

You are right in line with the definition.I am going to suggest professional advice on two counts: (1) a good landlord tenant lawyer (or a general small business practitioner that maybe works for small landlords, has rentals, or has experience in the area)....(2) maybe try professional property management for now as you learn more about the rules and get some more ideas and tools to screen tenants.
