Have you seen it and are sure it doesn't require any repairs?

Hello,I'm new on this forum and in this business as well, I have this house in Fairmont WV, the seller wants 70K and ARV is 143K, repairs needed are approximately 40K, my question is, how much money should I ask to assign the contract to a cash buyer?

I will be occupying the duplex as FHA requires, but without the 203k, I have to put 15% down and come up with the repair funds myself.

Is there any other techniques that is more better vs another to examine repair/rehab cost while analyzing property.Hope to get lot of stories n ideas from you guys.

@susan @Susan Little I agree about staying away from foreclosures as they can hide some nasty surprises from costly unexpected repairs to undisclosed liens.  

General stuff like replace floor, carpet to vinyl floor , painting wall , kitchen cabinet, repair, replace tub ,..,, small minor stuff .  

I have run the numbers through BiggerPockets calculators and it looks like a solid investment in multiple scenarios.So, I would finance the purchase and repairs.

Just bought one for 40K put 12K into it. appraised at 100K. borrowed 75K against it and it rents for 900/mo.save up the cash and try it. bought one on cell phone using verisign.

I put $25,000 into repairs, but could have saved $5,000 if I had gone with the GC's people instead of my own (at the time I had not quite settled on the GC). 

For example, if the heat goes out in your own home in the dead of winter, you can say, "Meh, I don't have the money right now for a repair person.
