It would be like trying to get car insurance on a totalled car, or trying to get health insurance as a smoker AFTER you've been diagnosed with lung cancer (in a world without ACA). 

But I am even more excited to reach my goals.I am hoping to close my first house hacking deal in the Spring of 2017.I currently work full time as a Client Services Account Manager for a Health Insurance company.I enjoy the security and responsibility of my FT job but I also look forward to accomplishing my goals of supplementing my income, setting up a long term “retirement” plan, creating a legacy and ownership for my children and the overall accomplishment of OWNERSHIP.I look forward to using REI as a vehicle to get there.I am very excited to “learn the ropes” and hopefully partner with other seasoned investors in an effort to grow in the business.My initial goal is to establish about $500/month from income properties and to accumulate $100K in cash to start, within the next 2 years.Lofty but doable…I would like to use the “buy, rehab, rent and refinance” as my primary strategy.I would also like to identify a mix of wholesale and fix and flip deals along the way.I have been looking through the forums and posting some questions myself and I would just like to say thank you to everyone!

Increases value and helps stop damage down the road from pets and neglect.

I'm Charmian, and I'm currently a graduate student in the health sciences in Southern California.

As for pets, I started out with a $250/pet refundable pet deposit and that was a disaster, so I changed it to a $250/pet fee (non-refundable) and that didn't work.  

My professional background is in residential Energy Efficiency consulting, so I am familiar with retrofit projects as they relate to occupant comfort, improving energy bills, improving indoor air quality, and health & safety.

I've got a tenant who is claiming a health risk (due to mold/respiratory issues) to continue living in my rental, despite a mold test that came back negative/normal levels.  

These issues are not a safety or health concern, so it's not required by law to be rectified in a week, correct?

I learned a lot from that course- creative financing, motivated sellers, and that everyone I knew thought I should check into a mental health facility.
