HAve seller complete sellers disclosure document, sign a sales agreement, perform any inspections detailed in the agreement, deposit earnest cash with closing agent to open escrow.

Right now if you are looking in the Ohio area you would need to spend at least $80k for a $950 SFR in a B area.Or at least $60k in a C area with some reno work performed by you or your team.Lenders are offering 15% down loans.

Account Closed  terrible advice... its one thing to be a bona fide buyer and another being a wholesaler trying to make middle man fee's with no real ability to close.clouding title is a bush league move.. unless you are buying it put up a ton of EM and seller is backing out then you can sue for performance... however probably not many have ever done this..

The more of the following you are able to provide, the higher a price you can request:Inspection report by licensed inspector, legitimate sold comps within 0.1 mile range, roof warranty from licensed roofer, permits for the work performed, disclosure of how much electric/plumbing/HVAC was replaced, warranty for the heater (if new) or disclosure of what service was performed, age of windows and grade of windows (if new), warranty on appliances (if new), last service on appliances (if used), grade/brand/color/installation date of cosmetic materials (flooring, paint, etc.), etc.If tenant in place: strong lease terms, proof of payment history, screening criteria including personality screen, security deposit & last month rent held, annual lease term, etc.

Here in Anchorage, HML's (Hard Money Lenders) generally charge 5 points (5% of purchase price) up front and 12.5% interest on interest only loans (take loan amount times 12.5% and divide by 12 to get the monthly payment amount).Also, $124,000 is a very good price for a duplex in Fairbanks from talking to my friend, so I would suggest performing a very in depth inspection of the property since it has been on the market for a year already at that price.Good luck!

If I am a cash offer...we might only beat the 2nd best by $1,000, maybe up to $2500.Now I will also assign values to longer or shorter closing times, ability to perform inspections or waive inspection etc.
