I see the preformed 6 or 9 block windows at HomeDepot that would fit perfect and already have the dryer vents in them but am clueless on how they are installed.  

I decided on:A targeted list that after address verification totaled 998 addresses which was perfect because I wanted a sample size of 1,000 but the list was 1,225. 

A lot of us (myself included) get started on less-than-perfect investments.

It's perfect when you don't want to use tile, but require a nicer finisher than the thin HD cut to fit surround.

@Jay HinrichsYep, it's a promise to pay and has little to do with settlement, default on the deal, pay the note off or you could be sued.Going a step further, buy the place with 100% seller financing, close the deal, title goes to you as a buyer, then, an hour later, sell it for cash, payoff the note, there is no sneaky settlement statement trying to hid fees, perfectly legal and ethical with an informed seller.

However it I have recently adopted the "imperfect action is better than perfect planning" mindset, so no more lurking.  

It's perfect for Flippers and Multifamily investors.

As of now wholesaling seems to be the perfect route for me be that I am a beginner with little cash-flow and no credit.
