I can make my cash to close number a few grand more or less appealing just by making up an assumption there, to either bring business in the door and have a 'bad news' conversation later, or I can estimate 29 days, hope I don't lose your business because of ignorance, and have a 'good news' conversation later.

I guess I can see the logic if it was a LONG term lease with a solid tenant, or if the alternative options were just really bad.I guess I'm just more accustomed to pursuing deals that are "grand slams". i.e. - I generally don't like to buy properties unless I KNOW they're going to perform on a huge level.
