If I found out more and it was a teenage boyfriend/younger girlfriend thing where the parents freaked out, I would stay the course.

All units except 1 are currently occupied, which would work because we are living with our parents in order to save up.

As far as affordable housing for students unless they are already not a dependent of someone else and this means they can prove they make the minimum to self support according to tax code and don't live with their parents when not in school they are dependents and there isn't much government wise to help with housing.

I was on a strict budget because this is my parents' house and they still owed a lot of money on the property; I'm just trying to break even with this house and get my money back to do the next deal.I'll provide an update once I hear back from my contractor. 

Or is there a family emergency, like parents having a stroke and now they must move across the state to take care of them.

But a problem with the parent/subsidiary structure (i.e. having 4 LLCs and a parent S-Corp) is that you are essentially placing all of your expensively created separate entities that you formed to maximize asset protection in one basket.

I guess I have an "old School" mentality from my parents not to have a mortgage, but it makes sense to keep more cash on reserve and leverage the property with an aggressive payback strategy.

I think Dawn's concern is valid, some kid tells a friend how to connect, they download who knows what, that kid doesn't even live there, I'm not seeing how the feds are not knocking on your door, doubt you could prove much without that computer that walked off two weeks ago...... not sure some kid can't hack through your cheap "parental" control software, but I'm not a techie type.What are you going to tell your tenants when they can't connect at 10:30 PM?
