If any of those tenants goes into default or moves out before close, you could argue that is a material change to the property and be allowed out, but again, that would be an attorney's call and likely some legal fees.Lastly, you could always just have your realtor send a cancellation of contract form, and see how the seller responds.

Thanks @Merrick Loveland I guess what I meant by spec is the fact that they are very similar finishes, and slightly lower grade materials than I would put in any of my flips at that price range, especially in the bathrooms and kitchen to be more specific.

This is my first post so in case bartering is not kosher, I'll be sure to adjust :) I'm having a harder time estimating labor rates than material costs, which you can look up one at a time on lowes or home depot websites.Any advice for a first timer trying to build good estimates to check against contractor bids and also know if a property is worth bidding on before hauling a bunch of people through wasting all of our time.Any help is greatly appreciated and Happy New Year to you all.
