We try to keep 2 working packages, so we can just strip and make beds with clean sheets and towels, etc., then put the new ones on, then take the old ones home to wash. 

Cash flow is subjective and you want to make sure you are including PITI, vacancy, repairs, cap ex, utilities, trash, sewer, lawn, snow.I have a couple duplexes myself in Frankfort and am currently under contract on a triplex in Lexington.Do you need to buy all the duplexes as a package or can you break it up?

It has a great tenant, one of the best rental managers in Beaufort (Southern Style Properties), se we want to sell the home, tenant, and manager as a package deal.  

What I mean can they come in and figure what is needed and can give you a price on a full package deal?

When I give a star rating to a fast food restaurant, I rate it compared to other fast food restaurants, not compared to fine dining restaurants.

I was sitting here reading the news this morning and lo and behold I see the US government is close to pushing another stimulus package as well as lengthening the “no eviction” mandate to the end of the year.
