The thing is the bathroom is not propertly insulated, so winter months if is 5 degrees outside is 5 degrees inside the bathroom, summer if is 85 degrees outside is 5 degrees inside. 

I assume most of private areas within the inside of the property are without outside straight sight view. 

You can also invest outside the US.

There are many factors outside of your control that could affect it.

Not saying this is the case, but I've seen countless times where home inspectors go well outside of their knowledge zone and make fear-mongering statements (ie especially for structural "issues" and roof lifespan).

Might be a small fee if your # originates outside of the US.

Would you rather have tenants destroy just the inside of a 800 to 1000 sq ft single-story rental unit, or have tenants destroy both the inside, outside, garage and the entire yard for a single-family house.

I would not be the first co-living arrangement to require visitors remain outside the building.

If you're doing it "outside of closing" I guess that's fine, but realize you'll be signing documents at the closing attesting to the fact that you're not doing something like that.

We are mostly interested in mixed use buildings centrally located on a main street.We currently have a property we are interested in listed at $1,650,000 at an 8 cap however it is completely filled with mom and pop doctor's offices with varying leases including two being NNN which very far outside our expertise.If anyone knows where to find a good agent that can help us find a deal within the year but also help us grow I would greatly appreciate it!
