And yes, when a smaller than normal commission split (2.5-3%) is offered, it does present an opportunity as many buyer agents try to avoid it.

There are a couple HUD opportunities, however, I don't have a HUD closing agent within my network.

Now another opportunity might be in my sights but still need a contractor!

@Canesha Edwards I agree with @Rush Wall it is very competitive but I am seeing a lot opportunity there still if you can jump in at the right price.

Also if the properties are vacant on either side there may be an opportunity to buy those properties since the owners are probably not paying their taxes.
