I calculated my recapture by reviewing depreciation claims on my previous tax returns, but I wasn't sure what to do about 2023 since we owned the property for almost the whole year (closing was mid-December). 1) Do I still claim depreciation in 2023 for the time we owned the property, even though the claims are on the same tax return as the sale?

Well, that is very persuasive ... it's also the first time I've heard anyone say they, or someone they know, is getting a significant portion of their STR bookings from direct sales. 

My point was with the original poster, just because you see a home going to foreclosure sale, MOST of those homes do not actually go to sale at that time.

Even though sales usually pick up this time of year, has anyone else noticed a significant shift in their markets?

Let's say the main house is 60% of the asset, you can then exchange 60% of the value of your sale into another rental property and pocket 40% of the gains under your tax exemption.

Looks like possibilities with direct mail and postcards from what I saw online. 

Honestly I’d probably end up diversifying sales proceeds into stocks and some into DSTs to broaden my base.
