This essentially gives me an offer price that will allow me to receive at minimum, all of my money back after refinancing, excluding closing and holding costs.

While I can't provide specific advice on Michigan leases, I can offer insights on lease options.

Best plan is to offer the existing seller/lender 7% rate for one year to give you the wiggle room time needed to get this done.

One thing I wish I had asked before I submitted offers on out of state properties was have an experienced investor or unbiased party (not anyone on the agent's team) do a very detailed video tour of the property and pay them for their time.

I expect to offer to keep the rental rate the same based on the market, but know when I was a renter there was always an option to go month-to-month for a higher price.

So let's say that you've got a house for sale and you accept a buyer's offer contingent upon the sale of a property they own.Then you get a cash offer from another party wherein their Realtor tells you that in your state, if you, the seller, gets a cash offer, then Buyer 1 has 72 hours to come up with their money or lose their contingent offer.Not getting anywhere looking this up, so BP is the go-to info machine.Something sounds off about this.....?
