I also tend to go to local plumbing supply houses (for better quality items) if I am doing plumbing work, Electrical supply house if I have to do electrical work, or lumber yard for better quality products.I will use online or local cabinet supply shops, have never used HD or Lowes for kitchens.

As long as the PM has crossed all the T's and dotted all the I's an eviction should go pretty smoothly (assuming a landlord friendly state).I would ask the PM how often they have to go through the eviction process (if it seems like a lot then it may be best to find a different PM) and how much it tends to cost.

Sometimes the things that you work for tend to have more value.

Each person tends to develop his/her own style.

I see lots of properties listed well under market locally, and then buyers go nuts.

Another reason why a lot of people tend to get started in RE investing or stay neutral is because they don't know WHERE to start.

If they have a lot on the line they will tend to give best efforts to make things  a win.

I like reading numbers, I like making deals, I am an operational nut, but I know my weaknesses and I need a swift kick in the butt to start.

I tend to agree on the DIY to a large extent (delegating only where it is more efficient) but no one has more at stake in the deal than you, so steering the ship can be a great way to add value and avoid agency costs....can't wait to hear more of your ideas .
