I also tend to go to local plumbing supply houses (for better quality items) if I am doing plumbing work, Electrical supply house if I have to do electrical work, or lumber yard for better quality products.I will use online or local cabinet supply shops, have never used HD or Lowes for kitchens.

As long as the PM has crossed all the T's and dotted all the I's an eviction should go pretty smoothly (assuming a landlord friendly state).I would ask the PM how often they have to go through the eviction process (if it seems like a lot then it may be best to find a different PM) and how much it tends to cost.

I tend to agree on the DIY to a large extent (delegating only where it is more efficient) but no one has more at stake in the deal than you, so steering the ship can be a great way to add value and avoid agency costs....can't wait to hear more of your ideas .
