I see on some posts that the better zip codes are 79925 and 79935 so would be grateful for any further assessment of the area east of Alabama Street / west of N Copia Street and by Newman Park.I also understand the property needs a good deal of work so wanted to ask from those on the ground what the contractor situation is currently like.

@James CamaBuffalo has basically outlawed any air b n b approval for another except a sfr in certain zones and doubles.

Most of these multi family f n f loans are for 18 months and then after the rehab you should refinance into a 30 yr FRM once you have your tenants.In short, I've seen this be very profitable. 

Fix n flip or buy and hold? 

I have not completed a fix n flip, but have someone on the ground who can monitor contractors etc because I live in NC.

Looking at a couple of deals on N Spruce st and N pine street.
