Looking particularly for multi family houses.

My instinct is that I'll want to purchase single family houses or small multi-family houses, but time and research will tell for sure. 

We purchased a couple multi-family buildings in Ten Broeck Triangle this past November.  

Hello Alissa,I am starting out on the multi Family journey as well.To start any kind of evaluation you need at least two documents.

The zoning would not allow us to build a multi-family without subdividing the lot, however we were able to "replace in kind" and then change the use.

For multi's, add water to that list.  

Our eventual goal is single family only bit we will try to find some multi.

If that is the case a duplex or multi-property should provide better cash flow over a SFH.  

On to my question-  so I just purchased my first multi family property, it is a 16 unit property located in Texas.

As long as they are patient, licensed and willing to help you (and they should since there is a possible commission at the end of this rainbow).I would suggest starting with one of the national realtor sites (zillow, redfin, realtor.com, etc), search for multi-family properties all over your area, pick one (anyone that looks interesting) and call the agent to get details.
