Sign an online lease and just leave the keys on the counter in the unit on their move-in day. 

The good thing is that it’s not busy after working hours or in the morning when most future tenants will be there after I move out of my side.

Every time a tenant moves out, they don’t pay their last month’s rent.

You pay $100 for something worth $100, all you have done is move money from the cash/equivalents portion of your balance sheet to the 'other asset' category.

Many people are still moving here and property values have continued to appreciate and are projected to continue rising in the future.  

But the rest are actually quite simple and straight forward if you follow their rules.
