What's your method.

In one of the most recent blog articles (I just received an email yesterday pointing me to it), the author (@Dave Van Horn) discussed using a HELOC as a sweep account.It's method #3 in the following link.https://www.biggerpockets.com/renewsblog/eliminate...This sounds to me like using a HELOC to make payments on the primary mortgage. 

All leases must include provisions for the Tenant obeying the Declaration, Bylaws and Rules & Regulations of the community, including the payment of any fines for rule violations, written legal termination procedure, penalties for late rent payment, method and location of rent payment, security deposit return and deduction procedure, with a written acknowledgment by the Tenant that he has received and accepts all of the conditions. 15.

I’m assuming not as favorable as they are typically a number of years behind real world activity and they prefer tried and true methods.

Does not mean you need to use that method to purchase the house.

I am trying to set up a method for a real estate business I am loaning money to, to be able to pay the Self Directed IRA back.  

Whether that be an ad on Craigslist, Rent-2-Own signs  (yes spelled that way as it conveys better than Rent-to-own) that have your number on it so you can get them to your open house.There are other methods but the key thing here is that you attract these type of folks to the property. 

I recently have become more interested in building my portfolio and using a few real estate strategies such as the BRRRR method and I would like to know in general has anyone used a hard money loan to do this kind of transaction?

Would it be possible for me to do a cash out refinance through a conventional loan so that I can take the equity and use it as a down payment to purchase another rental property (BRRRR method)?
