If there appears to be a good reason (divorce, medical bills, whatever you think is reasonable), I would rent to them.

Hi BP Team,I've found a deal, but I need your considerably more advanced expertise.There is a 17 unit condo development in an upcoming area near our medical university.  

Basically a community for seniors, that offers assistance with day and to day chores but doesn't require the same medical staff as a nursing home- nor does it offer the same medical services as a nursing home. 

The medical industry continues to increase in Pittsburgh, but their patients are not increasing.

So there is a total of 5 units (the two family house, apartment, and 2 businesses).When leased up it should cash flow slightly, but potential big upside for appreciation based on location.The duplex is vacant and could be converted to commercial space (lawyer, medical, insurance, etc.)How would you analyze? 

I had a tent with a score in the low 600's from a medical bill he didn't pay when he was 18, he is now 23 and that was the only negative on the credit report.  

Or someone with one bad medical bill that killed their credit could also meet one and two above.

Any ideas for how to market more aggressively in the Houston Medical Center?

Go to medical school.
