I am from the Aston/Media area and started back in 2016 by purchasing my first multi-family rental in Delco, and I am currently in the process of purchasing my next one.

I mean prime rate is 5.5.. banks which are the lowest priced lenders for commerical loans are at 1 and 6.5    so you have 100% financing which does not happen on the internet.. rates way below reality and you send off your 1520 and its gone.Google  American Greeds website then watch the episode on Remington financial they were the mother of all pump and dump due diligence schemes.. but now its on social media with those that simply dont really understand ( and why would they if they are new to this) what reality is vis a vi rates and terms on flip loans or portfolio loans.

What kind of marketing: social media, local papers, networking meetings? 

I know the importance of being able to be found on social media platforms and all but what are some other clever marketing strategies you all are implementing to attract passive investors?

You just need to know how to use social media to your advantage.

Don't bother retaining a lawyer unless they take you to court.Just send them a letter indicating that since they defaulted on the lease they forfeit the deposit (use what ever wording applies to your state regulations).My thinking is different - spend 5 minutes on the phone with an attorney and make sure you wont be heading to court :)  Guess another reason I don't fight over small amounts (one month of rent) is that I don't want them randomly damaging the property, stopping over at my house, or complaining all over social media how I wronged them.
